Inspecting Property Conditions
Especially when it comes to resale units, it's always good to verify the construction condition. Are there any structural issues? Is the painting hiding any construction defects? Are the doors and windows functional? What is the state of the floors and the ceilings?
Verify construction quality: key aspects to check
- Check out the pillars and make sure that they are straight and without streaks or gaps
- Check out the pillars to make sure that there aren't any cracks in the outer and inner walls
- For new properties, check out the external walls and see if there is any peeling plaster
- Check the edges and corners of the walls to detect any uneven surfaces or bulges
- Look carefully at the floor and check for chipped or broken tiles
- Roll a marble and check if the flooring is properly tilted, or throw water to verify water drainage, especially in the bathroom and kitchen
- Check the kitchen and bathroom to see if the materials are waterproof

Every international buyer should research the local law. They should focus on foreign ownership rights and the type of ownership (concessioned, full titled, ROP, and so on). Ideally, foreign residents' rights must be the same or almost the same as those of natural citizens, making sure that you are the full owner of the property for an indefinite period of time and that you will have the right to sell it in the future.
Mundo’s expert opinion by Gareth Tyack, our real estate expert: “Mostly, it is obvious that people should deal with reputable and registered businesses and developers here in Panama. I think people will have to check the track record of the developer, if they do have many years here in Panama, and quite a few projects worth suggesting and recommending.
One of our partners has been doing this for 45 years, another for 40 years, so there are quite a few companies that have actually developed and handed over projects, and that is vitally important. This is especially so for people just exploring things online.
Naturally, my suggestion to people is to deal with a licensed brokerage firm or a licensed broker in Panama to explore options, especially from a resale point of view. You want to be very careful with that and have your broker do due diligence on the property to check that it is actually registered as titled land. This is the only option I would suggest.
You get another option, which is ROP (right of possession) but, in my experience, if it's not titled property, it’s a nightmare. It can take years to obtain a title, and you’ll basically deal with people who have occupied the land and now claim it for themselves.
So, always check the title of the land, whether it is properly registered in Panama, and see who the actual owner is. That would be what I suggest and recommend”.
Is the Seller in a Rush?
A seller who's too anxious to sell should raise suspicions. This isn't proof that they're trying to scam, but it is reason enough to consider it a red flag. In this case, make sure to double-check and deepen the verification process.
Conducting Due Diligence
When buying a property, you should check the cadastral plans to ensure it is duly registered in the National Property Register. Investors should verify that the owners are who the seller says and that the property doesn't have any encumbrances or liens pending. If this process is done from abroad, make sure to do it through a reliable lawyer, specializing in real estate and who speaks the local language.
Evaluating Real Estate Agents
Hiring a real estate agent can save you a lot of trouble, but only if it's a good one. In our view, the best way to choose a real estate agent is through word of mouth, that is, if a person that you trust (a friend, a lawyer, or a relative) has worked with them in the past and can give you an honest reference.
If you don't have this option, then take your time and find realtors with positive reviews, verifiable sales, and who have been doing this for a long time. In this case, don't try to save money on cheap real estate agents, at least at the beginning. Once you're settled in Panama, you will have eyes there, and you'll be able to make judgments and decisions on your own. This is when you can find the best deals, not before.
