One and a half hours away from Panama City, Coronado is a vibrant community on the Pacific Coast. Far away from Panama City, there's Pedasi, a charming town with access to pristine beaches and the most endearing tropical forests. Playa Gorgona
79 kilometers away from Panama City, Playa Gorgona is a tranquil retreat that holds a growing expat community. The area is mainly residential and has maintained a rustic touch. This means it is quieter than Coronado, offering an authentic small-town charm.
Regarding natural attractions, it’s famous for its combination of black and white sand, the former being volcanic.
Coco del Mar
Many think of Coco del Mar as a beach retreat; nevertheless, this is a neighborhood in Panama City. Even without any beaches, it has outstanding views of the skyscrapers overlooking the bay, a varied real estate offer, and quick access to the Corridor Sur. Corridor Sur is a fast thoroughfare that connects key places like the international airport, Costa del Este, and the city center.

Steps to Purchase Property
- Step 1: conduct necessary research and choose the apartment, unit, or land you want to buy
- Step 2: Once this is decided, sign a promise to purchase and make the deposit stipulated by the buyer/developer
- Step 3: with a lawyer of your trust, research the property, the name of the real owner, the existence of a title, and the absence of liens or encumbrances
- Step 4: if you are buying through a mortgage, collect the necessary documents to submit to the bank
- Step 5: deposit the funds and sign the purchase contract, receive the property title and all the corresponding documents before a public notary
- Step 6: if it's through a mortgage, the bank will proceed with transferring the money, and then they will charge you monthly installments right from your account
Legal Requirements for Foreign Buyers
A whole new world opens up once you obtain a temporary or permanent residency. With your resident card, you will be able to purchase a property exactly like a Panamanian would. Luckily, residency can be obtained through various programs with different eligibility requirements.
For foreigners, there are no restrictions on acquiring real estate, except for properties within 10 kilometers of international borders. They may find, however, more red tape and longer due diligence when trying to obtain a bank mortgage if they don’t have residency.
One of the most famous residency programs is the Qualified Investor Visa, whose main point of entry is real estate. This means that plenty of foreigners purchase homes, apartments, or units under development without any issues. To obtain the Qualified Investor Visa, the funds must come from abroad and (obviously) from legal sources.
Ownership law and beachfront properties
Regulations stipulate that land within 20 meters of the Pacific high tide and 10 meters from the Atlantic Coast can't be sold under a title. Buyers can access these through concession or right of ownership, and this applies both to locals and foreigners. A concession grants you the right to use the land; nevertheless, the government will always own it. Although this approach entails risks, many still choose it for commercial use or businesses.

What are the best areas to buy?
Our experts recommend buying in downtown Panama, its surrounding neighborhoods, and in beachfront property within an hour of Panama City. There are some exceptions, like Costa del Este and Amador, both far from the city center (without beaches nearby), which are still coveted because of their tranquil ambiance and beautiful surroundings.
In the case of Costa del Este, it’s like a city within a city, with walkable spaces, clinics, laboratories, schools, restaurants, and entertainment options. When it comes to Amador, it’s purely residential, with its main advantage being the proximity to the pier where ferries depart and arrive.
